Terms and Conditions

  • Check–In time is 3:00 pm, Check–Out time is 11:00 am
  • Mid-stay housekeeping not provided. Towels and toiletries will be replenished.
  • Due to allergy concerns, no pets are allowed at any accommodations.
  • All accommodations are NON–SMOKING. Any indication of smoking could result in a $200.00 cleaning fee.
  • Reservations can be made online at www.theorchardtx.com/lodging or by calling the office between 9:00am and 5:00pm Monday – Friday.
  • We accept Visa, MasterCard, American Express and Discover.
  • Because we have guests arriving shortly after your departure, check-out time is strictly enforced. There is a $50.00 per half hour charge for late check-out.

RULES, CHECK IN PROCEDURES AND CANCELLATION POLICIES:

The Cabins

Maximum Occupancy – Deluxe Cabin: 4 guests. Standard Cabins: 2 guests.

Our propane fire pit is not safe for roasting marshmallows. No roasting allowed.

At the Cabins, we do not require for you to “check-in” when you arrive. You will receive your Cabin Entry Code seven (7) days before your stay. Cabin Codes are reset weekly.

The credit card that we have on file will be used for damages. By agreeing to these terms and conditions, you give us permission to debit your account for damages up to $500.00. This is a single transaction only, and does not provide authorization for any additional unrelated debits or credits to your account. $30.00 cancellation fee, per cabin sixty (60) days prior to reservation. Nonrefundable within 60 days of reservation. In addition, all credit card refunds of any kind will be less a $15 fee per cabin.

The Lodge

Maximum Occupancy – 12 guests

2-night minimum stay is required to reserve The Lodge

Once your reservation is made online, or through us by phone, we will email our Rental Use Agreement via DocuSign. Your reservation is subject to cancellation if this is not signed in a timely manner.

90 Days Before Check-In: Your remaining balance will be charged automatically to the credit card we have on file. If you would like to use another method of payment, please call our office at 817-270-4555 Ext. 0 before that time.

30 Days Before Check-In:  Your Refundable Cleaning/Damage Deposit invoice in the amount of $500.00 will be due.  If paying this by credit card, please add $15.00 for the 3% convenience fee.  You can also pay this by Check or ACH online. We will send a reminder email about this charge so that you will have remittance options.

On the day of your stay, please send a text or call 817-879-1447 and give us your arrival time. We will give you the gate code and meet you at The Lodge to go over some important information.

There is a $500.00 refundable Security/Damage Deposit required. If paying this by credit card, a non-refundable 3% convenience fee of $15.00 will be added. This is due thirty (30) days prior to your stay and will be refunded by check within thirty (30) days of departure to the address listed on Rental Use Agreement. $250.00 cancellation fee sixty (60) days prior to reservation. Nonrefundable within 60 days of reservation. In addition, all credit card refunds of any kind will be less a $50 fee.
